How to Qualify Cash Buyers: Proof of Funds and Closing Ability
A buyer list is only as valuable as the buyers on it. A list of 500 names means nothing if only 20 can actually close. Qualifying your buyers separates the real closers from the tire-kickers and saves you from wasted time and failed deals.
What qualifying means
Qualifying a cash buyer means verifying three things: they have the funds to close, they have the experience or willingness to close quickly, and their investment criteria match the deals you find.
Proof of funds
Ask every buyer on your list for proof of funds before sending them deals. Acceptable forms include: bank or brokerage statement showing available cash, letter from a hard money lender confirming credit line, letter from a private lender, or proof of a self-directed IRA or 401k with sufficient balance.
Red flags: buyers who refuse to provide POF, buyers who provide POF from two months ago (funds may be gone), and buyers who provide POF showing barely enough (no margin for closing costs or surprises).
Track record verification
The best buyers have a track record of closing deals. Ask: How many properties have you purchased in the last 12 months? What is your typical closing timeline? Who is your preferred title company? Do you use your own funds or hard money?

Investment criteria matching
Every buyer has specific criteria: property type, location, price range, condition tolerance, and exit strategy. Record these in your buyer CRM and only send deals that match. Sending a $300K suburban flip to a buyer who only buys $80K rentals wastes both your time.
