If you wholesale in Texas, ChatARV is not an option. For a tool aimed at real estate investors, excluding the largest wholesale market is a fundamental constraint.

Comps only — nothing else

No repair estimation

The limitations are real, though. The disclosure-state restriction excludes Texas and a dozen other states. The platform does nothing beyond comps. And for wholesalers, ChatARV handles maybe 10% of the deal lifecycle — the other 90% (finding buyers, marketing deals, closing transactions) requires entirely separate tools.
