What are closing costs?
Closing costs are the fees and expenses paid at the closing of a real estate transaction beyond the purchase price. They include title insurance, transfer taxes (in states that charge them), attorney fees (in attorney-closing states), recording fees, and various administrative charges.
For wholesalers, closing costs matter in two ways: they affect the end buyer's all-in cost (and therefore how much they will pay you), and they affect the seller's net proceeds. Including closing cost estimates in your deal analysis helps buyers evaluate the true cost of the deal. For more on how closing varies by state, see our closing costs by state guide.
