What is a Virtual Tour?

A virtual tour is a digital, interactive representation of a property that allows viewers to explore the space remotely as if they were physically present. Modern virtual tours range from simple 360-degree photo panoramas to fully immersive 3D walkthroughs created with specialized cameras (Matterport, iGuide). For real estate investors, virtual tours serve dual purposes: marketing deal properties to buyers and evaluating potential acquisitions without physical visits.

Virtual tours became mainstream during 2020-2021 when in-person showings were restricted, and they've remained a standard marketing tool since. Properties with virtual tours receive more online engagement, attract out-of-area buyers, and often sell faster than those with photos alone.

Virtual tours for wholesalers

Wholesalers can use virtual tours to market deals to out-of-area buyers who can't easily visit the property. A buyer in Dallas considering a deal in Houston can walk through the property virtually, assess condition, and make a more confident offer without driving 4 hours. This expands your buyer pool significantly — you're no longer limited to local investors who can visit in person.

Virtual tours also document property condition at the time of marketing, which can prevent disputes about what was disclosed. A buyer who saw the condition in a virtual tour before making an offer has less basis for claiming they didn't know about visible defects.
