What is For Sale By Owner (FSBO)?

For Sale By Owner (FSBO) means selling a property without hiring a listing agent. The seller handles all aspects of the sale: pricing, marketing, showings, negotiations, and transaction coordination. The primary motivation is avoiding the listing agent's commission, which saves 2.5-3% of the sale price. On a $300,000 home, that is $7,500-$9,000.

According to the National Association of Realtors, FSBO sales account for roughly 7-10% of all home sales annually. FSBO homes typically sell for less than agent-listed homes (NAR reports a median of $310,000 for FSBO vs. $405,000 for agent-assisted in recent years), though this statistic is skewed by the fact that many FSBO sales are between parties who already know each other.

Pricing: Without an agent's CMA, FSBO sellers must research comparable sales themselves using public records, Zillow estimates, or paid appraisals. Incorrect pricing is the most common FSBO mistake. Overpricing leads to extended market time, and underpricing leaves money on the table.

Marketing: FSBO sellers can list on Zillow's FSBO section, Craigslist, Facebook Marketplace, and social media. For MLS access, a flat-fee listing service can put the property on the MLS for $500-$3,000 without a full listing agreement.

Showings and negotiations: The seller conducts their own showings and negotiates directly with buyers or buyer's agents. This requires comfort with in-person sales, knowledge of contract terms, and emotional discipline to negotiate objectively on your own home.

FSBO and investors

FSBO properties are a prime target for wholesalers and investors. Sellers who choose FSBO are often motivated by cost savings, which signals potential flexibility on price. They may be overwhelmed by the selling process and receptive to a quick, hassle-free cash offer. FSBO sellers who have been on the market for 30+ days without offers are especially likely to consider investor offers.

Many wholesalers specifically target FSBO listings as a lead source. Driving for dollars, Craigslist monitoring, and FSBO listing sites all provide leads to sellers who are already trying to sell but may be struggling with the process.
