  • Yard signs: Drive your target neighborhoods and log FSBO signs. These sellers are actively marketing but may not be reaching the right buyers.
  • Zillow "For Sale by Owner" filter: Zillow allows owners to list directly. Filter for owner-listed properties in your target area.
  • County records: Properties where the owner has recently filed a listing exemption or where expired MLS listings have not relisted may indicate FSBO intent.

  4. Make the offer easy. Cash, quick close, as-is condition. Remove every friction point the seller is facing.
