How to Cold Call Sellers for Wholesale Deals: Scripts and Best Practices

Cold calling is the most cost-effective way to generate wholesale leads. The barrier to entry is low (you just need a phone and a list), but the skill ceiling is high. This guide covers the scripts, techniques, and mindset that separate successful cold callers from those who quit after a week.

Building your calling list

Your results are only as good as your list. Prioritize sellers with stacked motivation indicators:

  • Absentee owner + high equity + 10+ years ownership
  • Pre-foreclosure + behind on taxes
  • Inherited property + out of state owner
  • Vacant property + code violations

Skip trace your list to get phone numbers. Not every record will have a valid number — expect 40-60% phone coverage on a good list.

The opening script

"Hi, this is [name] with [company]. I'm calling about your property at [address]. I work with local investors who buy properties in the area, and I wanted to see if you've ever thought about selling. Is that something you'd be open to discussing?"

Key elements: state your name and company (builds trust), reference the specific property (shows you are not a random telemarketer), and ask an open-ended question (gets them talking).

If they say yes or maybe

"Great. Can I ask a few questions about the property? What condition is it in right now? Are you currently living there or renting it out? Is there a mortgage on it? And if we could put together an offer that worked for you, what kind of timeline would you be looking at?"

These four questions give you everything you need: condition (repairs), occupancy (timeline complications), mortgage (equity), and timeline (urgency).

Common objections and responses

"I'm not interested"

"I totally understand. Just so you know, we're not agents — we buy directly, pay cash, and can close in as little as two weeks. If your situation ever changes, would it be okay if I followed up in a few months?"

"How much would you offer?"

"I'd need to look at comparable sales in the area and understand the property's condition before I could give you a specific number. Can I ask you a few quick questions about the property so I can put together something fair?"

"How did you get my number?"

"Your property showed up in our system as a potential opportunity based on public records. We reach out to property owners who might benefit from a cash offer. If this isn't a good time, I'm happy to remove you from our list."

Calling best practices

  • Call volume: Aim for 100-200 dials per day using a dialer. Expect 20-30 live conversations.
  • Best times: Tuesday-Thursday, 10am-12pm and 4pm-6pm tend to have the highest contact rates.
  • Take notes immediately: Log every conversation in your CRM with key details. You will follow up later and need context.
  • Follow up: Most deals close on the 3rd-10th contact, not the first call. Set follow-up reminders for every conversation.
  • Stay compliant: Check the DNC (Do Not Call) registry. Do not call numbers on the list. Violations can result in $500-$1,500 per call in fines.

Mindset and expectations

Cold calling is a numbers game with a skill multiplier. Expect a lot of rejection. For every 200 calls, you might get 3-5 leads (people who are somewhat interested) and 0-1 deals. That means 97-99% of calls result in nothing. The 1% that converts pays for everything.

The skill multiplier comes from how you handle conversations. A good caller converts 3% of contacts into leads. A great caller converts 5-8%. Over thousands of calls, that difference is the difference between 2 deals a month and 6.
