What is an Expired Listing?

An expired listing is a property that was listed for sale on the MLS but did not sell before the listing agreement between the seller and listing agent ended. When a listing expires, it is removed from active MLS status and the seller is no longer obligated to the listing agent. The seller can choose to relist with the same agent, find a new agent, try FSBO, or withdraw from the market entirely.

Expired listings represent one of the most targeted lead sources in real estate because the seller has already demonstrated motivation to sell. They put their home on the market, allowed strangers through their house, and invested time and emotional energy in the process. The fact that it did not sell creates frustration and often increased urgency.

Why listings expire

Overpricing: The number one reason listings expire. If the asking price exceeds what buyers are willing to pay based on comparable sales, the property sits. Buyers have access to the same data and will not overpay when similar homes are available at market value.

Poor condition: Properties that need significant repairs or updates may struggle to sell at prices that reflect their current condition. Buyers either cannot see past the cosmetic issues or are deterred by the cost of bringing the property up to standard.

Weak marketing: Bad photos, incomplete descriptions, limited showing availability, or an unresponsive listing agent can all prevent a properly priced home from selling. Marketing quality directly affects buyer interest.

Market conditions: Rising interest rates, seasonal slowdowns, or local economic changes can reduce buyer activity below the level needed to generate offers.

Expired listings and wholesalers

Wholesalers target expired listings because the sellers are often ready to consider alternatives to the traditional sales process. After months on the market with no sale, many sellers are open to below-market offers if it means certainty and speed. A wholesaler who can explain the benefits of a quick cash sale to a frustrated expired listing seller often finds a receptive audience.

Expired listing data is available through MLS access, specialized data services, and county records. The key is speed. On the day a listing expires, multiple investors and agents contact the seller.
