What is Direct Mail?

Direct mail in real estate investing is the practice of sending physical letters, postcards, or marketing materials to targeted property owners to generate motivated seller leads. It remains one of the most proven and scalable lead generation channels in wholesaling, despite the growth of digital marketing. Direct mail works because it reaches people who do not use email, do not answer unknown calls, and are not active online.

How direct mail works

The process: (1) Build a targeted list of property owners based on criteria like absentee ownership, tax delinquency, pre-foreclosure, probate, code violations, or high equity. (2) Design your mail piece. (3) Send to the list. (4) Track responses. (5) Follow up with responders. (6) Repeat — direct mail is a volume game that requires consistency over months.

Types of mail pieces

Yellow letters: Handwritten-style letters on yellow legal paper. Personal feel, high open rate, higher cost. Best for small, highly targeted lists.

Postcards: Lower cost, no envelope to open (instant visibility), but feel less personal. Best for larger lists and repeated touches.

Typed letters: Professional letterhead, more formal. Good for probate, estate, and higher-value properties where professionalism matters.

Blind offers: A letter with a specific purchase price for the property. Bold approach that filters for sellers willing to consider your number.

Expected metrics

Response rate: 0.5-3% (depends on list quality, mail piece, and market). Cost per piece: $0.50-$2.00 (postage + printing). Cost per lead: $50-$200. Cost per deal: $2,000-$5,000. These numbers improve with list quality and repeated mailings to the same list (multiple touches increase response rate).

Direct mail vs digital

Direct mail reaches an older demographic that may own property free and clear (high equity, more motivated). Digital marketing (PPC, Facebook ads) reaches a younger, more tech-savvy demographic. The most effective operations use both channels, with direct mail targeting high-equity owners and digital targeting distressed owners who are actively searching online for solutions.
