What is Cold Calling?

Cold calling in real estate is the practice of calling property owners who have not previously expressed interest in selling, with the goal of finding motivated sellers. It is one of the most direct and cost-effective lead generation methods in wholesaling and real estate investing. While uncomfortable for many people, cold calling remains effective because it creates real-time conversations that build rapport faster than mail or digital marketing.

How cold calling works in wholesaling

The process: (1) Build a list of target property owners using criteria like absentee ownership, tax delinquency, code violations, or pre-foreclosure status. (2) Skip trace the list to get phone numbers. (3) Load the list into a dialer. (4) Call using a tested script. (5) Qualify the lead and follow up.

Dialer types

Single-line dialer: Calls one number at a time. Most natural conversation but lowest volume. Good for beginners.

Triple-line dialer: Calls three numbers simultaneously and connects you to the first person who answers. 3x the volume but burns through lists faster and can feel rushed.

Cold calling in real estate must comply with the Telephone Consumer Protection Act (TCPA) and state-specific regulations. Key requirements: do not call numbers on the National Do Not Call Registry (unless you have an established business relationship), do not use auto-dialers or pre-recorded messages to cell phones without consent, honor do-not-call requests immediately, and identify yourself and your business at the start of every call.

Cold calling vs other lead gen
