Choosing the Right Plan

Deal Run offers two subscription tiers designed to match different stages of a wholesaling business. Whether you are evaluating deals to figure out what to offer or running active dispositions, there is a plan that fits your workflow and budget. This guide breaks down exactly what you get at each tier, how the pricing compares to competitors, and which plan makes the most sense for your situation.

Plan overview

Every Deal Run plan includes property data lookups, comp analysis with condition evaluation, deal tracking, and the deal analysis tools (ARV, repairs, MAO calculator). The Analyze plan focuses on unlimited deal evaluation. The Analyze + Sell plan adds full disposition: investor search, free skip tracing, email outreach via Gmail, one-click text via iMessage/SMS, click-to-call, marketing pages, and deal page view analytics. The plans differ in how much disposition work you can do per month and how many investors are returned per deal.

Analyze -- $29/month

The Analyze plan is built for wholesalers who need to evaluate deals fast. At $29/month, you get unlimited deal analysis -- run ARV comps, repair estimates, and MAO calculations on as many deals as you want, all month long. This is the cheapest way to get Deal Run's analysis engine, including the same comp condition scoring and Investor Score algorithm used at higher tiers.

Analyze includes one lifetime free disposition deal with up to 100 investors. That single dispo deal unlocks the full investor search, skip tracing, marketing page, and outreach for one property -- so you can take a deal you have under contract through the full disposition workflow without upgrading. After that one dispo deal, you can either upgrade to Analyze + Sell for ongoing dispo capacity, or buy buyer credit packs as needed (50 buyers for $5, or 250 buyers for $20) to dispose on additional deals at $29/month.

Analyze is the right choice if you are doing analysis-heavy work -- evaluating wholesaling opportunities, building offer lists, or running underwriting on potential deals -- but only occasionally need full disposition capacity. It is also the cleanest entry point to test Deal Run's analysis tools at a low monthly cost.

Analyze + Sell -- $99/month

The Analyze + Sell plan adds full ongoing disposition capacity. At $99/month ($999/year on annual billing), you get 15 disposition deals per month with up to 250 investors returned per deal, free unlimited skip tracing, email verification, and the full outreach toolkit (Gmail, iMessage/SMS, click-to-call) on every deal. This is the combination of buyer identification plus integrated outreach that competitors charge $249/month or more to provide.

Fifteen disposition deals per month means you can run buyer search on roughly one deal per business day -- more than enough for most active wholesalers. Each search returns up to 250 ranked landlords and flippers within a configurable radius of your subject property, scored by Deal Run's Investor Score algorithm based on proximity, recency of purchases, price range match, property type match, and transaction volume. Skip tracing is free on Analyze + Sell -- trace as many investors as you need, with no per-trace cost and no monthly credit limits. Traces are cached forever -- trace an investor once and their contact info is available across all your deals, permanently.

Pro is the right choice for most wholesalers running active disposition. Whether you are doing 3-10 deals per month or just getting started, you get the full platform at a price point that makes sense. One closed deal pays for roughly ten years of Deal Run. If you are looking to replace a $249/month InvestorBase subscription or avoid the $6,000+/year cost of InvestorLift, Pro gives you comparable buyer identification at a fraction of the cost.

Annual billing savings

Analyze + Sell is available with annual billing at a significant savings compared to paying monthly. Analyze is monthly-only. Teams is custom-quote.

  • Analyze: $29/mo (monthly only)
  • Analyze + Sell: $999/yr instead of $99/mo ($1,188/yr) -- save $189/yr
  • Teams: Contact sales for custom pricing

If you are confident Deal Run is the right tool for your business, annual billing on Analyze + Sell is the smarter financial choice. Our recommendation is to start with the 7-day free trial (1 deal search, 100 investors, all features), confirm that Deal Run fits your workflow, and then choose annual billing when your trial converts. See our Annual vs. Monthly Billing guide for more details on switching.

How Deal Run compares to competitors

The wholesale disposition software market has historically been expensive. Here is how Deal Run's pricing stacks up against the alternatives:

  • InvestorLift: $6,000-$50,000/year depending on the tier. InvestorLift is the industry standard for large teams and offers a marketplace with 5.5 million buyers, but it is priced for enterprise operations, not solo wholesalers. Deal Run's Pro plan at $99/month provides comparable buyer identification at a fraction of the cost.
  • InvestorBase: $249/month ($3,000/year). InvestorBase offers buyer identification and a mini CRM but does not include built-in email or SMS blasting -- you have to export contacts and use external tools. Deal Run's Analyze + Sell plan is 60% cheaper and includes outreach.
  • REsimpli: $199/month ($2,400/year). REsimpli is a CRM-first platform where disposition is a secondary feature. If you primarily need CRM functionality, REsimpli is a solid choice. If you primarily need buyer identification and deal marketing, Deal Run is more focused and cheaper.
  • PropStream: $99/month. PropStream is an acquisition data platform -- it helps you find deals, not sell them. There is no buyer identification, no deal marketing, no outreach. It solves a different problem than Deal Run.

The key gap in the market that Deal Run fills: nothing else at $99/month combines investor identification, deal marketing pages, and integrated outreach (email, text, call) in a single platform. And nothing at $29/month gives you unlimited deal evaluation with the option to dispose when you need to.

Recommendations by use case

Evaluating deals or building offer lists (analysis-only)

Start with the Analyze plan at $29/month. You get unlimited deal analysis (ARV, repairs, MAO) plus one lifetime free disposition deal so you can take any single property through the full workflow. If you start closing more deals, upgrade to Analyze + Sell -- or buy buyer credit packs as a pay-as-you-go bridge.

Active wholesaler (1-15 deals per month)

Go with the Analyze + Sell plan at $99/month. Analyze + Sell includes 15 disposition deals per month, 250 investors per deal, and free skip tracing -- plenty for most wholesalers. At this volume, one closed deal more than covers the subscription cost for the entire year. Start with the 7-day free trial (1 deal search, 100 investors, all features, credit card required) to confirm Deal Run fits your workflow.

High-volume operation or small team (15+ deals per month)

Reach out about Teams for custom pricing. Teams gets you 500 investors per deal, custom monthly disposition limits, priority support, and dedicated onboarding. Email support@dealrun.ai with your deal volume and we will scope a quote. In the meantime, Analyze + Sell plus buyer credit packs is a strong fit for most high-volume operators.

Still not sure?

Start with Analyze if you are evaluating Deal Run, or Analyze + Sell if you are actively wholesaling. You can always upgrade later. Upgrades take effect immediately and are prorated, so there is no risk in starting on a smaller plan and adjusting from there.
