What is Land Investment?
Land investment involves purchasing vacant or undeveloped real estate with the intention of holding for appreciation, developing into improved property, or using for agricultural, recreational, or other purposes. Land is the most fundamental form of real estate but also one of the most challenging investment types because it generates no income in its raw state and requires significant expertise to evaluate correctly.
Land values are driven primarily by location, zoning, entitlements, access to utilities (water, sewer, electricity, gas), road access, topography, and proximity to development. A parcel of raw land with no utilities or road access in a rural area might sell for $1,000-$5,000 per acre, while an entitled infill lot with all utilities in a desirable subdivision might sell for $100,000-$500,000+.
Types of land investments
Raw land: Unimproved, no utilities, no road access, often outside municipal boundaries. Cheapest but highest risk and longest timeline to value.
Infill lots: Vacant lots within established neighborhoods with existing utilities and infrastructure. Ready for development, commanding premium prices.
Agricultural land: Farmland or ranchland that produces income through crops, livestock, or lease to farmers. Also benefits from long-term appreciation.
Development land: Parcels targeted for subdivision and entitlement, to be developed into residential or commercial projects.
Land investment challenges
Land does not generate income while you hold it, but you still pay property taxes, insurance, and carrying costs. Financing is difficult: most lenders require 30-50% down for raw land, with higher rates and shorter terms. Environmental issues (wetlands, endangered species, contamination) can prevent or significantly delay development. And zoning changes or denial of entitlements can eliminate the development potential that justified the purchase price.
