What is a Drip Campaign?
A drip campaign is an automated series of pre-written messages (email, SMS, or both) sent to contacts on a scheduled basis over days, weeks, or months. In real estate investing, drip campaigns are used to nurture motivated seller leads, follow up with potential buyers, maintain relationships with your buyer list, and convert cold contacts into active deal participants.
How drip campaigns work
You create a sequence of messages in advance and set triggers for when each message is sent. A simple seller lead drip might be: Day 1 (initial contact response), Day 3 (follow-up with market data), Day 7 (case study or testimonial), Day 14 (check-in), Day 30 (are you still considering selling?). The system sends these automatically without manual intervention.
Types of real estate drip campaigns
Seller nurture: For motivated sellers who are not ready to sign a contract immediately. The goal is to stay top-of-mind until they are ready. These campaigns can run for months with decreasing frequency.
Buyer engagement: After adding an investor to your buyer list, a drip introduces your operation, shares recent deal examples, and establishes credibility before you blast them with a live deal.
Post-deal follow-up: After a successful closing, drip campaigns maintain the relationship for future deals. A buyer who closed one deal with you is far more likely to close again if you stay in contact.
Drip campaigns vs blasts
A deal blast is a one-time message sent to many people about a specific deal. A drip campaign is a sequence sent to individuals over time. Blasts are for immediate action (buy this deal now). Drips are for relationship building (remember me when you are ready). Both are essential for a complete disposition strategy.
Tools and compliance
Common drip campaign tools include Mailchimp, ActiveCampaign, Follow Up Boss, and REsimpli. For SMS drips, ensure TCPA compliance: get written consent, provide opt-out in every message, and respect do-not-call lists. Email drips must comply with CAN-SPAM: include a physical address and unsubscribe link.
