What is a Coming-Soon Listing?

A coming-soon listing is a property that has been announced as upcoming for sale but has not yet been officially listed on the MLS as active. The property is marketed with a coming-soon status, typically for 1-21 days before going live. During this period, the listing agent generates interest and builds a list of potential buyers without accepting showings or offers (rules vary by MLS).

Coming-soon listings occupy the space between pocket listings and fully active MLS listings. They are publicly visible but not yet available for tours or offers, creating anticipation and urgency among buyers.

How coming-soon listings work

The listing agent enters the property in the MLS with a coming-soon status. The listing appears on agent portals and may syndicate to consumer-facing websites depending on MLS rules. During the coming-soon period, the agent cannot show the property, hold open houses, or accept offers in most MLS systems. Once the listing transitions to active status, all interested buyers can schedule showings and submit offers simultaneously.

This structure benefits the seller by building a pool of interested buyers before the first showing, which can lead to multiple offers on day one of active status. It benefits the listing agent by giving them time to prepare marketing materials and coordinate logistics.

Coming-soon strategies for investors

Investors who monitor coming-soon listings gain an informational advantage. They can research the property, analyze comps, estimate repairs, and prepare an offer before the listing goes active. When the status changes, they are ready to submit immediately, often before other buyers have completed their analysis.

Some investors build relationships with agents who specialize in their target neighborhoods and receive advance notice of coming-soon listings. This pre-market intelligence helps investors identify off-market or early-market opportunities before competition intensifies.

MLS rules and restrictions

MLS rules for coming-soon listings vary by market. Some MLS systems limit the coming-soon period to 14 or 21 days. Some prohibit any marketing outside the MLS during this period. The NAR Clear Cooperation Policy requires that once a property is publicly marketed in any way, it must be submitted to the MLS within one business day, which includes coming-soon promotion on social media or yard signs.
