How to Photograph a Wholesale Property: Quick and Effective
Photos are the second most important element in your deal marketing (after the price). Buyers make snap decisions based on photos before they read a single number. Good photos do not mean hiding problems — they mean showing the property honestly but effectively.
Essential shots for every deal
- Front exterior: Full front of the house, centered, taken from the street. This is the hero shot.
- Kitchen: The most important interior shot. Wide angle from the corner showing as much as possible.
- Living room: Wide angle showing size and condition.
- Bathrooms: Each bathroom, showing fixtures and tile condition.
- Bedrooms: At least the master. Show size and condition.
- Backyard: Full view showing lot size, fence, and any structures.
- Problem areas: Roof issues, water damage, foundation concerns, outdated mechanicals. Buyers appreciate transparency — showing problems builds trust.
- Bonus shots: Garage, laundry, attic, crawl space, electrical panel, HVAC unit, water heater.
Photography tips for speed
- Use your phone: Modern smartphone cameras are sufficient. You do not need professional equipment.
- Shoot wide: Use the 0.5x ultra-wide lens if your phone has one. Wider shots show more of each room.
- Natural light: Open all blinds and turn on all lights. Shoot during daylight hours.
- Landscape orientation: Always shoot horizontal, never vertical. Horizontal photos display better in emails and deal pages.
- Do not over-edit: Light brightness adjustment is fine. Heavy filtering misrepresents the property.
Organizing photos for deal marketing
Order your photos in your deal package: front exterior first, then kitchen, living room, bedrooms, bathrooms, other rooms, backyard, problem areas. Lead with the best shots but include the honest condition shots. Buyers who are surprised by condition at the walkthrough are less likely to close.
When to hire a photographer
For higher-end wholesale deals ($300K+ ARV) or when you are building your brand, professional photos ($100-$300) can make a significant difference. For most wholesale deals, phone photos taken with the tips above are perfectly adequate.
