What is an assignment fee?
An assignment fee is the profit a wholesaler earns by assigning their rights in a purchase contract to an end buyer. When you put a property under contract at $120,000 and assign that contract to a flipper or landlord at $135,000, your assignment fee is $15,000. The end buyer pays $135,000 at closing, the seller receives $120,000, and you receive $15,000.
Assignment fees are disclosed to all parties in the assignment contract. The fee is earned at closing and typically funded from the buyer's purchase proceeds through the title company.
How to set your assignment fee
The right fee depends on the deal size, market, and how much room there is for the buyer to profit. Use the buyer's maximum allowable offer as your ceiling — see our MAO calculator — and price your asking below that ceiling to generate buyer interest.
General guidelines:
- Low-price markets (<$150K ARV): $3,000 – $7,000 fees are typical
- Mid markets ($150K – $300K ARV): $7,000 – $15,000 fees
- Higher-end ($300K+ ARV): $10,000 – $25,000+ fees
