How to Follow Up With Buyers: Timing, Scripts, and Systems
Sending a deal blast and waiting for the phone to ring is not a disposition strategy. The wholesalers who close consistently are the ones who follow up systematically with every interested buyer and re-engage their list regularly.
Follow-up timeline for active deals
- Hour 1-4: Send initial deal blast. Monitor for immediate responses.
- Hour 4-8: Call or text anyone who opened the email but did not respond.
- Day 2: Send a follow-up to non-responders: "Following up on the deal at [address]. Still available — several buyers are looking. Let me know if you'd like more info."
- Day 3-4: Call your VIP buyers directly who did not respond.
- Day 7: Price reduction or updated marketing if no offers received.
- Day 14: If still no buyer, re-market the deal with new positioning.
Follow-up scripts
For interested but undecided buyers
"Hey [name], just checking in on the deal at [address]. I know you mentioned you wanted to look at the numbers more closely. Do you have any questions I can answer? I've got another buyer looking at it but wanted to give you first shot since you expressed interest."
For buyers who went dark
"Hi [name], I sent over the deal at [address] a few days ago. Wanted to make sure it didn't get buried in your inbox. It's still available at [price]. If it's not a fit, no worries — just let me know what you are looking for and I'll keep you in mind for future deals."
Building long-term relationships
Follow-up is not just about the current deal. Every conversation is an opportunity to learn more about what your buyer wants, build rapport, and position yourself as their primary deal source. Track every conversation in your CRM with notes about their criteria, timeline, and feedback on past deals.
Re-engagement campaigns
For buyers who have not responded to recent deal blasts: send a quarterly "market update" email with information about your market (trends, deals closed, new inventory). This keeps you top of mind without being pushy. Include a question: "Are you still actively looking for deals in [area]? Reply and let me know your current criteria."
